How to Claim Your Refund

Regardless of whether your appeal is accepted or denied, you will receive a letter in the mail communicating the region’s decision. The customer is required to email or fax to ValueAppeal, within six months after receipt from the county, a copy of the written denial they receive from the region, and we’ll refund the fee immediately.

Reasons we will fully refund our fee:

The appeal board determines that the comparable sales provided by ValueAppeal are inadequate evidence for lowering the assessed value of the homeowner’s property.

Reasons we will not refund our fee:

No refund will be given under the following conditions:

  1. The homeowner fails to present ValueAppeal with a copy of the written appeal denial from the region.
  2. The homeowner fails to mail their report to the Assessor prior to the appeal deadline.
  3. The homeowner purchases their report after their appeal deadline has already passed.
  4. The homeowner fails to attend their appeal hearing to present their case.
  5. The homeowner attempts to use the data in a ValueAppeal report for a different property.
  6. The homeowner's assessed value is reduced via appeal but the homeowner's tax bill stays the same, or increases, due to an increase in the regions tax rate
  7. The homeowner alters the data for their property during the appeal process which causes their assessed value to increase. For example: ValueAppeal’s records show the subject property has 3 bedrooms and 2 bathrooms. During the appeal process the homeowner's property data is updated or corrected to show that the property actually has 4 bedrooms and 3 bathrooms. The property’s assessment is increased because the Assessor realizes the property is more valuable than the records originally indicated.

Other:

  1. There are no partial refunds.
  2. Homeowner must provide ValueAppeal with a copy of the written appeal denial.
  3. Remember, the tax assessment is not the same as the tax bill. ValueAppeal can help lower your assessed value, we can’t necessarily lower your tax bill. Why?

    Even if ValueAppeal is successful in lowering the assessed value of your property, the region may raise the tax rate on all homeowners in your area, so your tax bill may not change as much as you’d like. Remember, if you don’t appeal your individual assessed value, your region tax rate may still go up, causing your tax bill to go up even more.
